지난 가을, 대구 황금동에 위치한 오래되고 낡은 주택을 리모델링하고 싶다는 건축주 분을 만났다. 이분들은 주택에 살고 싶다는 이유만으로 오랜 기간 발품을 팔아 집을 찾다가 이 오래된 집을 발견하였고 본래 살고 계시던 주인분을 설득해 이 집을 구입하였다. 이 집은 대구의 황금동, 그 중에서도 어린이회관 주변의 공원을 바라보고 위치해 있는 주택단지의 첫 번째 집이다. 이 집의 가장 큰 장점은 남향이면서 동시에 남쪽으로 숲을 바로 바라볼 수 있다는 것이었다. 물론 여기에 단지의 첫 번째 집이기 때문에 지하(이면서 동시에 1층이기도 한)에 주차장 공간을 갖고 있다는 것도 장점이었다.


사실 건축주는 처음에 이 땅에 새로이 집을 짓고자 하였다. 30년 이상 된 이 집은 오랜 시간 동안 관리가 잘 되지 않아 많이 낡고 부서져 고치기가 쉽지 않아 보였기 때문이다.  하지만 막상 이 집을 부수고 새로 짓자니 도로에 면한 땅을 꽤나 많이 도로로 내줘야 하는 ‘심각한’ 문제가 있었다. 거기다 건축주는 오랜 시간 동안 유지되어온 같은 형태의 주택들이 모여 만들어내는 이 주택단지의 통일감을 가급적 유지하고 싶어 하셨다. 이런 이유들로 건축주는 결국 리모델링을 하기로 결정하셨다.


리모델링을 시작 할 때는 우선 고칠 집이 가진 장점과 단점을 파악하는 것이 중요하다.

이 집의 단점은 사실 딱히 나열할 필요도 없을 만큼 총체적이었다. 단열이나 설비, 거기다 구조까지도 문제가 있었다. 하지만 그 중에서 가장 큰 부분은 집에서 사용할 수 있는 공간이 부족하다는 것이다. 집은 주차장으로 쓰이던 지하공간, 지상의 1층, 그리고 여기에 다락높이 밖에 안 되는 2층이 있었다. 그 중 지하는 습기가 너무 많아 오랫동안 버려져 있었고, 2층은 너무 덮고 추워서 역시 사용이 쉽지 않아 보였다. 거기에 오래된 지붕에선 비가 센 흔적도 있었다. 따라서 온전히 쓸 수 있는 공간은 1층 뿐인데 공간구조가 효율적이지 못하게 되어 있었고 1층의 절반은 난방도 되지 않는 공간이었다.

하지만 반면 장점은 앞서 언급한 지리적 장점 외에 우리가 쓸 수 있는 공간이 지하부터 1층과 2층까지 총 세 개층 이라는 것이 장점이었다.



따라서 우리는 우선 쓸 수 있는 공간을 확보하기 위해 지하주차장(도로에서는 바로 진입할 수 있는 1층 레벨이다)에 현관을 두기로 결정했다. 따라서 지하 전체를 내부에서 우레탄으로 단열을 하고 그 다음 이중벽을 쌓아 습한 벽에서 나오는 물을 처리하였다. 그리곤 이곳에 현관과 창고를 만들었다. 그럼으로써 현관은 충분히 여유로워 졌으며, 다양한 놀이와 취미생활을 위한 짐들을 현관주변에서 해결 할 수 있는 창고가 생겼다 


현관을 지나 계단을 따라 1층에 올라오면 1층에는 주방과 다이닝, 거실, 욕실과 안방이 있다.

여기서 우리는 주방과 다이닝에서 이어지는 외부 테라스공간을 커튼월을 이용해 만들었다. 이 공간은 난방이 되지 않는 내부공간이며 형태적으로는 이 집의 전면에 위치해 집 앞의 공원을 더욱 가깝게 만날 수 있는 공간이다. 또한 필요에 따라 외부로부터의 시선을 차단하고, 동시에 집에 새로운 표정을 만들어 넣기 위해 패브릭(Fabric)을 이용한 패턴을 커튼월 뒤에  만들었다. 

안방에는 예전 집의 천정을 뜯어내면서 생긴 높은 층고를 활용해 건축주의 개인공간인 다락을 만들었다. 

마지막으로 밝은 거실공간을 원하셨던 건축주를 위해 거실의 천정엔 2층을 관통해 지붕밖으로 이어지는 천창을 만들어 집안으로 하늘을 끌어들였다.


여기서 한 층을 더 올라가 2층에 가면 이곳은 세 자녀들을 위한 공간이다. 우리는 우선 지붕전체를 다 걷어내고 단열과 방수를 위해 지붕을 다시 만들기로 하였다. 그래서 기존 지붕을 철거하고 여기에 새로 목구조로 구조를 짜고 우레탄으로 지붕 전체를 단열하였으며 외부는 징크로 지붕의 외피를 만들었다. 그리곤 2층의 내벽을 다 없애서2층을 하나의 공간으로 사용하고자 하였고 대신에 구조의 역할을 겸하는 2층 침대를 만들었다. 


이 과정에서 지하부터 2층까지 필요한 위치에 구조보강을 위한 철골빔 작업을 하였다. 또한 단열보강을 위해 우레탄을 이용해 지하와 지붕의 단열을 하였고,  전체적으로는 외단열을 시공하였다.


건축가의 입장에서 리모델링은 난감하지만 또한 즐거운 작업이다. 난감함의 이유는 수많은 돌발 상황들에 의해 공사가 끝날 때까지 긴장의 끈을 놓을 수 없다는 것이고, 즐거움의 이유는 오래된 집이 새롭게 바뀌어 가는 모든 과정을 지켜보는 것이 매우 놀라운 경험이기 때문이다. 이 집 역시도 처음 집을 만나고,  건축주를 만나고, 그리곤 시간이 지나 그 집이 이렇듯 바뀌어서 건축주분 가족들이 살고 계신 모습을 보니 이 두 감정들로 인해 그 느낌이 또한 새롭다.


집은 그 집에 사람이 살고, 관심을 갖고 집을 자꾸 어루만져야 낡아도 낡은 것이 아니고, 오래 되도 좋은 것이 되는 것 같다. 이 집도 지난 시간에 더해 이제 새로운 시간이 건축주 가족분들에 의해 더해지겠지만 앞으론 낡아도 낡은 집이 아니고 오래 되도 여전히 좋은 집이 되었으면 좋겠다.

 

 

Last fall, I met a couple who wanted to renovate an old and rundown house situated in Hwanggeum-dong, Daegu. Due to their earnest wish to live in the house, they worked their socks off for a long ime and upon house-hunting discovered this old house and eventually managed to purchase it after persuading the original owner to sell it to them. This house is the first of its kind in the housing estate established in Hwanggeum-dong, overlooking the park surrounding the Children’s Center. The biggest advantage of this house is that it faces the south where the forest is directly in sight. Needless to say, since it was the first house built in the area, another advantage is that it has its own underground (whilst also serving as the ground floor level) parking space as well.

 

Initially, the owners wanted to build a new house on this lot. This was because the repair of the house would not have been an easy feat as it was very old and dilapidated, having not been well-maintained over the course of more than 30 years. However, if this house was to be demolished and a new one built in its place, the need to reclaim a large part of the land currently occupied by the roads would be problematic. In addition, the owners wanted as much as possible to continue maintaining the deeply rooted sense of unity given off by the housing complex due to its congregation of houses of the same type which had been maintained over a long period of time. Due to these reasons, the owners finally decided to go with renovation.

 

When commencing renovation works, it is imperative to first identify the strengths and weaknesses of the house to be fixed. Overall, the drawbacks of this house were so many and extensive that there was no point to list all of them down. The insulation, installation of HVAC systems and even the structure itself were problematic. However, of these, the biggest problem was the lack of space for living in the house. The house had an underground space (a basement) used as the garage, the first floor situated above the ground level and a second level that was only attic high. Among them, the basement had long been abandoned due to its high humidity, and the second floor was indeed not viable for living as it was too hot in the summer and too cold in the winter. There were also remains of rainwater leakage from the old roof. As a result, the only space that could be used for living was the first floor, yet the structure of the space was not efficient, and the heating was also not working in half of it.

 

On the other hand, as was previously mentioned, apart from the locational advantage, there was also a total of three flo floors, which are advantages of this house.

Therefore, in order to fully utilize the space, we decided to first fix the front door in the basement parking lot (situated on the first level where one can enter directly from the road). After this, the entire interior of the basement was insulated with urethane, and thereafter, a double wall was put up to deal with the water coming off the moist walls. A p result, the newly built entrance gives off a relaxing vibe, where there is also a storage space for a variety of play and recreational goods to be organized and stored into, right next to the porch.

 

Passing through the entrance, and climbing up the stairs to the first floor, there are the kitchen, dining room, living room, bathroom, and master bedroom. Here, we used a curtain wall to segregate dining area. This space is the interior part which is not heated, physically located at the front of the house, thus making the house even closer to the park situated in front of the house. In addition, a pattern created using fabric was designed at the back of the curtain wall to simultaneously block outsiders from gazing into the house whenever the situation demands, and also to give the house a new look. The previous ceiling of the master bedroom was torn down and by making use of the new high floor heights, the owners’ personal loft space was created.

 

Lastly, for the owner couple who wanted a bright living room space, the ceiling of the living room dividing the two floors was removed, and a skylight was made on the roof to connect with the outside, drawing the sky into the house.

Going up one m the second floor, the space on this level was designated for three children. We decided to first take down the entire roof and replace it with one that was insulated and waterproof. Hence, the existing roof was demolished and in its place a new wooden structure was constructed, and the entire new roof was insulated with urethane, with its exterior coated in zinc. In addition, the inner walls on the second floor were all broken down with the intent of making it into a single large space for living, with a double-decker bed made instead to serve as a form of division.

 

During this process, steel beam works were carried out when necessary, at locations spanning from the basement to the second floor to reinforce the structure. In addition to reinforcing insulation, urethane was used in both the basement and the roof, and an external insulation system was also installed overall to the whole house.

To an architect, renovation is a difficult yet enjoyable task. The reason that it is difficult is because until the construction has completed, one has to constantly stay alert for numerous unforeseen contingencies, while the reason that it is enjoyable is because it is a very amazing experience to witness the whole process of transforming an old house into a new one. The two contrasting emotions arising from the meeting of the old house with the new house and the new owner of the house, and then over time, changing and witnessing the life of the new owners’ family, gives off a new vibe when combined.

 

A house is where people live, and only when one continuously takes care of and tends to it, will it be able to remain in good condition even if it has aged after a long time has passed. As with this house too, even with the addition of the new owner family’s time on top of the past years it has been through, even as it ages in the future, it would be great if it did not become one that of a dilapidated old house but still remain in the same good condition it is now in.
